Ace Hardware Opens 5,000th US Store in Roswell, Georgia

ROSWELL, GA. — Hardware retail chain Ace Hardware has opened its 5,000th domestic store. Dubbed Fixit Ace Hardware, the store is located in Roswell, roughly 20 miles north of Atlanta. Ace Hardware, which operates more than 5,800 outposts globally, plans to open an additional 200 stores by the end of this year, which marks 100 years of business for the brand.

NASHVILLE, TENN. — Lion Real Estate Group (LREG) has acquired Bradford Woods, a 312-unit apartment community located at 5242 Edmondson Pike in Nashville. The seller and sales price were not disclosed. Walker & Dunlop’s Nashville office brokered the transaction, which included LREG assuming an existing Fannie Mae loan.

LREG plans to rebrand the property as The Grove Brentwood and completely overhaul the leasing office/clubhouse, gym, pool area and all other onsite amenities. Additionally, the company plans to modernize unit interiors with stainless steel appliances, quartz countertops and upgraded lighting.

The Grove Brentwood is LREG’s fourth acquisition in its current investment vehicle and 26th property overall in its portfolio that spans across five states.

BLYTHEWOOD, S.C. — Magnus Development Partners has completed Access 77, a 210,600-square-foot speculative industrial facility in Blythewood, a city near Columbia in Richland County. Situated near I-77, the property is located adjacent to the Scout Motors facility underway and within Northpoint Industrial Park, a county-owned park spanning 340 acres and housing companies including Coca-Cola, Constantia, Koyo and Spirax Sarco.

Access 77 is a tilt-up facility that can house a single or multiple users. Features include a minimum clear height of 32 feet, 54- by 50-foot bay spacing, 130-foot truck court, LED lighting, trailer parking, 13 dock doors (expandable to 48) and two drive-in doors.

Chuck Salley, Thomas Beard and John Peebles of Colliers are marketing Access 77 for lease.

MIAMI — Canada-based H&R REIT and Miami-based Urban-X Group have received approval from the City of Miami’s Planning, Zoning and Appeals Board for MidRiverVu, a 28-story apartment tower. The 475-unit, market-rate community will be situated on a 2-acre site at 1411 N.W. North River Drive in Miami’s MidRiver district, which is west of the downtown area.

The property represents an expansion of the River Landing Special Area Plan (SAP) as it will be located directly north of the existing River Landing Shops & Residences, also owned by the REIT and co-developed with Urban-X.

Sustainable features of MidRiverVu will include rain gardens, intensive and passive green roofs and decks and blue-green systems to control and slow runoff. The construction timeline and planned amenities for the tower were not disclosed.

NEWPORT, R.I. — KSL Capital Partners has received a $72 million loan for the refinancing of Hotel Viking, a 208-room hospitality property located in the coastal Rhode Island city of Newport. The hotel offers an indoor pool, fitness center and more than 14,000 square feet of indoor and outdoor meeting and event space. A joint venture between Smith Hill Capital and Bain Capital provided the debt.

Fulton residents frustrated over more USPS delays

More headaches for the United States Postal Service here in Georgia. Two metro Atlanta post offices have reopened today after being shut down for several days.

Two Fulton County post offices have resumed service after temporary shutdowns.

In Roswell, the post office on Alpharetta Highway had been closed since Saturday.

Roswell post office closed due to gas smell

The city of Roswell has confirmed that it received a call regarding a gas smell at the facility. In the meantime, frustrated customers are wondering what happened to their packages during that time.

"This post office is the worst," said postal customer Josh Redmond. "In general, the post office is a joke."

Redmond says he dropped packages in a box in the lobby a couple of days ago, but FOX 5 watched him retrieve his mail from that box on Wednesday morning. He wanted to talk to someone about it, but there was no counter service at 10 a.m. on Wednesday. That forced customers to look elsewhere.

"As a small business owner, you ship product all the time," said Ashan Perera." It's an inconvenience, especially when you live around the corner."

A USPS spokesperson says the gas leak has been repaired and retail service at the Roswell branch resumed at 1 p.m. on Tuesday.

USPS office in South Fulton temporarily closed

A post office on Fulton Industrial Boulevard in the City of South Fulton re-opened Wednesday morning for the first time since Monday afternoon. The postal service says the office recently experienced "unforeseen circumstances" forcing a temporary shutdown at 2 p.m. on Monday. USPS did not disclose the circumstances.

"When stuff like this happens, we lose faith in USPS," said small businessman, Ashan Perera." I'll, honestly, just go to FedEx or UPS."

Postal service delays in metro Atlanta

The United States Postal Service has been experiencing ongoing issues and delays being attributed to the now-halted improvements at the Palmetto Regional Processing and Distribution Center.

The slow mail issue in Georgia, particularly in the metro Atlanta area, has been a significant problem due to the consolidation of multiple mail processing facilities into a single Palmetto facility. This consolidation, part of the USPS's "Delivering for America" plan aimed at modernizing operations and reducing costs, caused widespread delays and service disruptions.

The issues have drawn bipartisan attention, with many pressuring USPS Postmaster General Louis DeJoy to improve mail delivery services in the Peach State.

Mail service in Georgia ranked the worst

The meeting comes just days after the United States Postal Service released its performance report for the second quarter of 2024, which found Georgia named the worst of the worst with a score of 63.70 out of 100.

The scores are based on First Class Single Piece mail arriving on time with a two-day service standard. The national average score is 86.8, while USPS's target score is 93.

The Consumer Price Index for All Urban Consumers (CPI-U) for Atlanta-Sandy Springs-Roswell rose 0.7 percent from April to June, the U.S. Bureau of Labor Statistics reported today. (See table A.) Regional Commissioner Victoria G. Lee noted that the bi-monthly all items increase was largely attributed to a seasonal increase in the electricity index. (Data in this report are not seasonally adjusted. Accordingly, bi-monthly changes may reflect the impact of seasonal influences.)

The all items CPI-U advanced 2.6 percent for the 12 months ending in June. (See chart 1 and table A.) The index for all items less food and energy rose 2.5 percent over the past year. The energy index and the food index also increased over the last 12 months, up 3.9 percent and 2.2 percent, respectively. (See table 1.)

The food index rose 0.9 percent from April to June, led by a 1.2-percent increase in the food at home index. Five of the six major grocery store food group indexes increased over the two-month period, including a 2.8-percent increase in the index for other food at home. Other indexes with notable increases over the two-month period include meats, poultry, fish, and eggs (+1.2 percent) and dairy and related products (+2.8 percent). In contrast, the index for cereals and bakery products declined 1.7 percent over the same period.

The index for food away from home continued to increase over the bi-monthly period, up 0.4 percent.

The food index advanced 2.2 percent for the 12 months ending in June, primarily reflecting a 4.7-percent increase in the food away from home index. The food at home index also increased over the past year, up 0.6 percent. Four of the six major grocery store food group indexes increased over the last 12 months, including other food at home (+2.1 percent) and fruits and vegetables (+1.4 percent). In comparison, the indexes for cereals bakery products (-3.2 percent) and dairy and related products (-2.8 percent) declined over the past year.

The energy index advanced 5.6 percent from April to June, reflecting a 19.4-percent seasonal increase in the electricity index. In contrast, the index for gasoline declined 2.2 percent from April to June, as did the index for natural gas.

The energy index increased 3.9 percent for the 12 months ending in June, reflecting increases in the electricity (+5.1 percent), gasoline (+1.8 percent) and natural gas (+6.2 percent) indexes.

All items less food and energy

The index for all items less food and energy rose 0.2 percent from April to June, led by increases in the household furnishings and operations (+2.7 percent) and shelter (+0.2 percent) indexes. The indexes for owners’ equivalent rent and rent of primary residence also increased over the two-month period, up 0.5 percent and 0.3 percent, respectively.

The index for all items less food and energy advanced 2.5 percent for the 12 months ending in June. The shelter index (+3.3 percent) was the largest contributor as the indexes for owners’ equivalent (+4.9 percent) and rent of primary residence (+3.2 percent) also increased over the past year. In contrast, the index for used cars and trucks declined 11.0 percent over the past 12 months.

The Atlanta-Sandy Springs-Roswell Consumer Price Index for August 2024 is scheduled to be released on Wednesday, September 11, 2024, at 8:30 a.m. (ET).

Technical Note

The Consumer Price Index for Atlanta is published bi-monthly. The Consumer Price Index (CPI) is a measure of the average change in prices over time in a fixed market basket of goods and services. The Bureau of Labor Statistics publishes CPIs for two population groups: (1) a CPI for All Urban Consumers (CPI-U) which covers approximately 93 percent of the total U.S. population and (2) a CPI for Urban Wage Earners and Clerical Workers (CPI-W) which covers approximately 29 percent of the total U.S. population. The CPI-U includes, in addition to wage earners and clerical workers, groups such as professional, managerial, and technical workers, the self-employed, short-term workers, the unemployed, and retirees and others not in the labor force.

The CPI is based on prices of food, clothing, shelter, fuels, transportation fares, charges for doctors' and dentists' services, drugs, and the other goods and services that people buy for day-to-day living. Each month, prices are collected in 75 urban areas across the country from about 6,000 housing units and approximately 22,000 retail establishments—department stores, supermarkets, hospitals, filling stations, and other types of stores and service establishments. All taxes directly associated with the purchase and use of items are included in the index.

The index measures price changes from a designated reference date; for most of the CPI-U the reference base is 1982-84 equals 100. An increase of 7 percent from the reference base, for example, is shown as 107.000. Alternatively, that relationship can also be expressed as the price of a base period market basket of goods and services rising from $100 to $107. In calculating the index, price changes for the various items in each location are averaged together with weights that represent their importance in the spending of the appropriate population group. Local data are then combined to obtain a U.S. city average. Because the sample size of a local area is smaller, the local area index is subject to substantially more sampling and other measurement error than the national index. In addition, local indexes are not adjusted for seasonal influences. As a result, local area indexes show greater volatility than the national index, although their long-term trends are quite similar. NOTE: Area indexes do not measure differences in the level of prices between cities; they only measure the average change in prices for each area since the base period.
