A new data center has been proposed in the city of Fairburn, according to recent filings with the state.

The project would cover about 1.2 million square feet in three two-story buildings, across about 60 acres.

The developer for the project is Bohannon Road Venture LLC, a subsidiary of Strategic Real Estate Partners.

The company declined to comment about the project.

The proposal comes at a time when plans for data centers are popping up across the state to support the population's growing digital reliance.

"The City of Fairburn established regulations for data centers earlier this year due to the increased interest in development," said Denise Brookins, director of planning and zoning for the City of Fairburn, in an email.

While communities benefit from infrastructure upgrades caused by these developments, data centers are also being scrutinized for their large consumptions of land, power and water. They also provide limited employment opportunities.

The Fairburn data center will have the capacity to consume about 216 megawatts of energy, according to an application filed with the city.

For context, Georgia Power's Plant Dahlberg in Jackson County has a capacity to produce 765 megawatts.

The project will also consume about 60,000 gallons of water per day and discharge about 15,000 gallons of sewer per day.

The property will need to be rezoned for the data center. Strategic Real Estate Partners expects to complete the project in 2028. The first building is expected to come online in 2026.

The developers said in the application that one of the benefits of locating the center in Fairburn is its proximity to other data centers, which could "optimize data transmission speeds and bolster overall network reliability."

Following the DRI review, the project will be presented to Fairburn's mayor and city council for a final decision, Brookins said.
