State paperwork sheds some new light on a future Microsoft data center campus — one of the largest projects on Atlanta’s Southside.
The campus at 4810 Stonewall Tell Road in Union City will span some 2.1 million square feet — larger than the Mall of Georgia, planning documents made public Tuesday show. It will also rank among the largest data center projects in the Southeast as measured by energy use, a news release from the project’s development team said.
Details of the sprawling server farm campus were revealed in a Development of Regional Impact (DRI) filing on Tuesday.
Data centers are effectively giant warehouses filled with computer servers to store online data and power technologies like artificial intelligence. They’ve become one of the hottest uses for undeveloped land in metro Atlanta, raising concerns about their power consumption, water usage and prevalence.
Since 2023, data center construction in metro Atlanta has increased 211%, which is the fastest among major data center markets across the country, according to real estate services firm CBRE. Microsoft has targeted Atlanta’s Southside for data center development, paying at least $171 million so far this year to acquire more than 480 acres, including the Union City site.
The Union City project is being built by other companies, but the end user will be technology giant Microsoft, the company previously confirmed to The Atlanta Journal-Constitution.

The project first came into the public eye last month when one of the project’s developers, EdgeConneX, received a $75 million tax break over 10 years from the Development Authority of Fulton County. The controversial abatement will help cover topography challenges and electricity usage taxes for the site. An EdgeConneX adviser also told the DAFC board it would level the playing field against three other sites under consideration.

Texas-based engineering firm Burr Computer Environments was listed in the DRI as the developer, and it will partner with EdgeConneX and Boston-based real estate investment management firm TA Realty to deliver the project for Microsoft.
The companies in a Tuesday news release said the capacity for the data center will be 324 megawatts, which would rank among the largest such projects in the Southeast. At the end of June 2022, the entire Atlanta data center market had an inventory of 271 megawatts, according to CBRE.
The release said the campus is “set to support the growing demand for high-performance computing required by AI, cloud services, and other emerging technologies in the Atlanta market.”

Redmond, Washington-based Microsoft reported $212 billion in sales revenue and a net income of $72.4 billion during fiscal year 2023, ranking 13th on the most recent Fortune 500 list. The company operates hundreds of data centers across the globe, including several in Fulton. In 2020, DAFC voted to approve tax breaks totaling about $32 million for Microsoft for a pair of data centers in the county.
DAFC estimates local governments will collect $198 million in taxes from the Union City project over the next decade despite the tax abatement. DAFC earns fees off of the tax break deals it approves that fund its budget.
The project’s first phase is expected to open in 2026, with additional phases coming online through 2032.

Grady Health Services announced plans to build a freestanding emergency department in Union City, nearly two years after WellStar closed its Atlanta Medical Center South and Atlanta Medical Center.
ATLANTA - Grady Health System will be opening a freestanding emergency department in south Fulton County. The move is to increase emergency medical services in metro Atlanta following the closure of Wellstar’s Atlanta Medical Center South and Atlanta Medical Center in 2023.
"After Wellstar closed the two Atlanta Medical Center hospitals, there was this big healthcare desert south of I-20 for most of south Fulton County," John Haupert, president and CEO of Grady, told FOX5.
Grady Health System, which saw nearly 138,000 emergency visits last year at its main Atlanta campus, aims to address the service gap with this new 20,000-square-foot facility featuring 16 bays for adult and pediatric care, comprehensive diagnostic services, and an on-site helipad for critical patient transfers staffed by board-certified medical professionals.
John Haupert, president and CEO of Grady, emphasized the importance of accessible emergency care in the region. "As metro Atlanta’s population grows, so does the need for medical care," Haupert said. "This facility will bring top-tier emergency services directly to the residents of South Fulton, ensuring they receive the same quality of care found elsewhere in the city."
The project is part of Grady’s broader initiative to enhance healthcare accessibility in southern Fulton County, following the openings of new outpatient centers earlier this year. The development of the 24/7 emergency department is supported by both county funding and federal grants aimed at expanding healthcare access.
"We need to be able to make sure people have access to care. We need to make sure people who are not currently receiving equitable care, that that gets corrected," Haupert said.
Fulton County Board of Commissioners Chairman Robb Pitts highlighted the urgency of the project. "No one should die early because of their ZIP code. We are committed to eliminating the healthcare desert in South Fulton," Pitts stated, expressing optimism about the project's impact on community health.
Pitts is also optimistic about what may follow the emergency department. "The dream is, and the need is, for a freestanding hospital in south Fulton County, but this is a major step in the right direction," he said.
Grady has purchased an extra 40 acres adjacent to the emergency department to add services complimenting the community's future needs.
The construction of the freestanding emergency department is slated to begin in fall 2024, pending regulatory approvals, with doors expected to open in 2026.

It pinged a location on Lower Roswell Road in Marietta around 11 a.m. The viewer we sent it to confirmed it arrived at the destination in Marietta by 8 p.m. Friday.

This package was intended to be sent from the post office on Pharr Road in Atlanta, but it was closed when we showed up at 12:20 p.m. to send it. The kiosk was still working, but no worker was at the counter, and the doors were locked.
A couple of miles down the road at the Lindbergh location, signs warning patrons about the mail delays were posted. Our Bluetooth tracker showed this package never went to the Palmetto processing center, the only one of the five that bypassed it. Instead, it showed a location on Fair Road in Atlanta on Thursday before it was out for delivery on Friday.
Three of the five packages sent on Wednesday arrived on time, including the ones sent to Atlanta, Marietta, and Duluth.
The package to Conyers was one day late, arriving on Saturday afternoon.
According to our Bluetooth tracker, the first package we sent bound for Fayetteville stayed at the Palmetto Processing Center for four days before being pinged at the local distribution facility in Fayette County.
The viewer we sent it to confirmed it was finally delivered Monday afternoon, three days late. The only package that did not go through the Palmetto facility was the one that stayed within the city of Atlanta.
If you are still tracking a package and the tracking number says it hasn’t left the local post office, a source told us it’s likely at the Palmetto Regional Processing & Distribution Center (RP&DC) and hasn’t been scanned in yet because all mail and packages left the local post offices at the end of each day. We also noticed this when comparing tracking numbers with our Bluetooth trackers.

UNION CITY, Ga. — FedEx Supply Chain, Inc. announced via a public notice that they would be laying off 326 workers from their Union City, Ga. facility and closing the site down permanently.
The announcement was filed with Georgia’s Worker Adjustment Training and Notification Act (WARN) public database.
WARN notices are required by federal law for layoffs of more than 100 staff to give employees and state officials at least 60 days notice before separations occur.

According to the filing, submitted by the company in February and updated on March 19, the employee layoffs will be happening in two phases as the shipping company permanently closes the facility.
In a letter to state officials, FedEx said the notice was to inform the state that there would be a “discontinuance of operations” at the Union City site.
The layoffs will begin on April 8 and finish on June 23, according to the WARN filing.

Additionally, any retirement or group insurance benefits will be provided per the terms of the relevant employee benefit plans, according to FedEx.
The company said none of the affected employees are members of a collective bargaining unit represented by a union. They said they also provided their employees with information about other FedEx openings, both at the Jackson Facility and other locations nearby.
Channel 2 Action News reached out to FedEx for more information about the closure. The company provided the following response:
“The customer that occupied space at 6720 Oakley Industrial Blvd in Union City will be moving its operations to a new location in Jackson that will continue to be operated by FedEx. We expect this building to cease operations this spring. Affected team members were notified in advance of any changes taking place, and we are actively working to transition positions to the new location, as well as assisting with finding other employment opportunities within the company, including at other nearby FedEx facilities in the area.”
